Is there a cms that is good for a real estate co. or a joomla template which would work well?

Check out StudioPress.com. They have a fairly cool real estate theme for WordPress. While I’ve never used it for real estate, I have used StudioPress themes and they are very good.
If I were you, I would opt for a purpose specific solution. There are a ton of scripts out there specifically developed as a real estate solution. These in the long run may limit you to a group of functionalities however they will do the job they are intended for unlike Joomla, Wordpress, etc. + mods.
I used iRealty at one point and were satisfied with it. One other thing you need to pay attention is whether you need a solution for a single real-estate-agency only use or for general public to post? Backend functionality for supporting these two are different and not every script carries both.

I’ve seen some wordpress themes just for real estate listings, but that’s probably not the best option for managing lots of listings on a site.
I tried OpenRealty before and got nothing but disappointments. Broken code and problems with customizations. That was 2 years ago and I am not sure how current versions are running.
Curve2 looks like a nice solution. Bit expensive.

I second the Studio Press option. Their AgentTheme and a couple of free real estate plugins have made it easy for lots of agents to afford great, functional websites.
Contact real estate webmasters, they will give you some good insight into the best type of CMS platform.
