The website value depends first of all on the page rank. IF you have a good PR than it means you are ranked well on your main keywords, there for the traffic results. And if you have traffic than you have earnings.

Revenue matters. Traffic matters. Search engine positioning may matter (if search engines are a source of good traffic). Page rank is almost meaningless and only matters to people who don’t understand it is is meaningless.
Are there ways to come up with the best value?
I would say, check the revenue chart for the last 12 months & you you will feel the difference in ups & downs during that period …
its not a good idea to sell website in the initial days as it might end up into a cash machine in the long run?
You can place your website in an auction system (just for the sake of getting an idea)
their lost website available in market that show your website current and status
just search in google website worth Calculate and add your domain name find your cost of website
The automatic value programs suck. You can try 5 and get completely different results.
Rank, Age, keywords, links and traffic determine worth. You never know who wants a domain. I sold one to a lady in Moscow a couple of months ago.
Did a free push at HOSTNHUB. The domain was parked. 10 dollar reg turned into 500 bucks. Domain name was under a year old and no website.
So you never know what a domain can sell for. If you owned social(dot) com and were selling, you could probably start shopping for a new fishing boat.
I had heard 12x to 15x if it passive income, but i would welcome your idea of valuation.

I’ve written Sitepoint’s guide to valuation here and I have a condensed version of that article [URL=“http://experienced-people.net/forums/showthread.php/4-How-to-Value-a-Website-or-Blog”]here. They are considered pretty much the best advice on website valuation around.
Just so you don’t think that FruiteMedley is simply tooting his own horn, I have read a lot of articles on the subject and have represented a number of buyers and sellers and I can confirm that his guide to valuing web properties is both comprehensive and well-written.
