Editor (yes, ive read the sticky)
I've read the sticky and browsed through the editors. I couldn't find any listing the features I specifically need.
I'm looking for an editor that has the following but nothing more.
- PHP Highlight
- HTML Highlight
- CSS Highlight
- FTP
- Clean & Organized; Professional
I do not want any WYSIWYG. I do not want any additional features to clutter my interface. I'll pay for the program but nothing over $100. Free is better.

Thanks for your reply. I'm sure I just cannot find it, but I don't see any FTP abilities with Sublime Text (forgot to add I use Windows).

I can think of several editors that have all those functions and lots more so I guess they are too fancy for what you want.
Even notepad++ has way more features than you want although it is probably as close to matching the list as you are likely to find.Stephen J Chapman

I doubt i'll find anything that totally fills my specifications but closer is better. I have been using dreamweaver for a long time, and I like the program. I want to find a program that is more cost reasonable, and since I don't use 85% of the features dreamweaver has, I would rather have them removed to have a cleaner interface.
Dreamweaver's FTP setup + Site Manager is exactly what I would like integrated into a watered down editor - under $100. I suppose if I want something good, I'll likely have to pay for it which is fine.

I always use notepad++ but I tried to download their ftp plugin, and before I could really set it up to my convenience, I've searched for another one, a text editor for developpers and I've found the free Komodo edit 5.2 and I confirm that it has what I wanted, that is direct edition of the remote files on the web server.
That's how I've done my last website development, just edit the file, save (it saves on the web server) and then check on the browser.
It's a big change for me after years of notepad++ save -> filezilla ftp upload -> firefox checkDo you really need traffic? Where to? What for?
If you really do need traffic then stop messing around!
