It's tough to go against the guy who wrote the article on website flipping but I have a different opinion here.

Not an argument just a second opinion...

Personally I've always sold my established sites for at least 5x monthly revenue if not upto 7x or 10x monthly revenue.

If you could show proof of numbers like you showed here for about 3 months history I'd say you should be able to get more like $3,000 - $3,500. A good website broker should be able to get you almost $5,000 for a site with those numbers.

Don't forget to mention your unique visitor count as well as pageviews.
