HTML Coding Question

Well I am done with this one template and I wanna sell it. Before I do, I want it coded. But how should I code it? Make it without any text or anything and then code it? Or code it with text and everything? But then the person who I sell it to won't be able to change it? How does this work when you are selling a template... Thanks for the help.

Dummy text -- it'll look odd trying to sell it completely blank. If the person changes the text you put in the HTML and it doesn't work anymore, there's something wrong with the way you write your HTML.

You can use Lorem Ipsum which is the defacto dummy text used on the web (and elsewhere).
